Manager Position Overview:
The Property Management Manager is responsible for overseeing the day-to-day operations, financial management, and maintenance of a portfolio of properties. This role ensures that properties are managed efficiently, tenants are satisfied, and the properties remain profitable. The Property Management Manager will lead a team of property staff, coordinate with vendors, and maintain compliance with applicable laws and regulations.
Key Responsibilities:
1. Operational Management:
- Oversee the daily operations of residential, commercial, or mixed-use properties.
- Develop and implement operational policies and procedures to ensure efficient property management.
- Conduct regular property inspections to ensure compliance with safety, cleanliness, and maintenance standards.
2. Tenant Relations:
- Serve as the primary point of contact for tenants, addressing concerns, complaints, and requests promptly.
- Ensure lease agreements are properly executed and enforced.
- Manage tenant move-ins and move-outs, including inspections and deposit reconciliations.
3. Financial Oversight:
- Prepare and manage property budgets, ensuring revenue targets are met and expenses are controlled.
- Monitor rent collection and delinquency, ensuring timely payments.
- Approve invoices and manage vendor payments.
- Generate monthly, quarterly, and annual financial reports for property owners.
4. Leasing and Marketing:
- Collaborate with the leasing team to ensure high occupancy rates.
- Develop and implement marketing strategies to attract and retain tenants.
- Conduct market research to set competitive rental rates.
5. Maintenance and Vendor Management:
- Coordinate and supervise property maintenance, including repairs, renovations, and preventative maintenance.
- Negotiate and manage contracts with vendors and service providers.
- Ensure compliance with health, safety, and building regulations.
6. Team Leadership:
- Recruit, train, and manage on-site property management staff, including leasing agents and maintenance personnel.
- Set performance goals and conduct regular performance evaluations.
- Foster a positive and productive work environment.
7. Regulatory Compliance:
- Ensure compliance with local, state, and federal regulations, including fair housing laws and property codes.
- Maintain accurate and up-to-date property records and documentation.
8. Owner Communication:
- Serve as the primary liaison between property owners and the management team.
- Provide regular updates and reports to owners regarding property performance and concerns.
- Assist property owners in making strategic decisions to enhance property value.
Qualifications:
Degree in Property Management, Business Administration, Real Estate, or a related field (preferred).
Experience: Minimum of 5 years of experience in property management, with at least 2 years in a supervisory or managerial role.
Certifications (preferred):
- Any Certification Property Manager (CPM)
- Skills:
- Strong leadership and team management abilities.
- Excellent communication and interpersonal skills.
- Proficient in property management software (e.g., Airbnb, Bookin, Homestay).
- Strong financial acumen and budgeting skills.
- Ability to multitask and prioritize in a fast-paced environment.
- In-depth knowledge of local property laws and regulations.
Work Environment**:
- Primarily office or Home based with regular site visits to properties.
- May require occasional evening or weekend work to address emergencies or tenant needs.
Compensation:
- Salary Range: Competitive, based on experience.
