Job Description:

We are seeking a highly skilled and experienced Property Manager to join our team. The successful candidate will be responsible for negotiating deals, ensuring financial viability, assessing store performance, and managing the renewal process and legal process for Lease review.

  1. Negotiation and Deal-Making: Meet with landlords to negotiate lease agreements, ensuring that terms are favorable to the business.
  2. Financial Management: Assess the financial viability of each property, identifying areas for cost reduction and optimization.
  3. Store Performance Assessment: Monitor store performance, identifying opportunities for improvement and implementing strategies to increase sales and profitability.
  4. Renewal Process Management: Manage the renewal process for leases, including preparation of paperwork, obtaining approvals, and facilitating communication between internal teams.
  5. Legal Process Management: Manage the legal process for Lease review, including liaising with lawyers and other stakeholders to ensure compliance with regulations.
  6. Daily and Weekly Leasing Reports: Manage daily and weekly leasing reports, providing key insights and recommendations to senior management.
  7. Lease Renewals: Be proactive in initiating lease renewals 6 months prior to lease expiry or critical date, ensuring minimal disruption to business operations.
  8. Portfolio Management: Maintain an up-to-date database for the current portfolio and lease details, securing early lease renewals and minimizing costs.
  9. Awareness of New Developments: Maintain awareness of new strategic developments within each trade zone, identifying opportunities for growth and expansion.
  10. Relationship Management: Maintain relationships with various landlords and owners, building trust and confidence in the business.
  11. Cost Management: Minimize property cost inflation for the Restaurants portfolio, delivering reduced costs to the business.
  12. Property Costs Monitoring: Monitor all property costs and charges, challenging where appropriate (including rent, rates, service charge, insurance, dilapidations claims).
  13. Specialist Consultants: Instruct specialist consultants to negotiate optimum settlements, minimizing costs and maximizing returns.
  14. Store Optimization: Identify and deliver store optimization such as internal or external carve outs, improving efficiency and reducing costs.
  15. Asset Disposal: Deliver cost-effective disposal of closed/surplus stores, in line with market conditions.
  16. Strategy Agreement: Agree on strategy and encourage best practices for effective negotiation, driving business growth and profitability.

Knowledge and Skills Required:

  1. Experience: 8-10 years post-grad experience preferred with multi-unit development.
  2. Professional Integrity: Very high professional integrity with confidence and consistency.
  3. Conflict Resolution: Steadfast in opinions/able to deal with conflict/experienced landlords.
  4. Commercial Acumen: Process-driven with broad commercial acumen and determination.
  5. Customer Service and Negotiation: Demonstrate excellent customer service and negotiation skills.
