Meet Landlords, negotiate deals, ensuring financial viability, assessing store performance then managing renewal process and legal process for Lease review.

  1. Preparation of paperwork for renewal and obtaining approvals.
  2. Liaising with Internal Team, Lease Admin, Finance, Legal to facilitate and ensure a smooth renewal process.
  3. Manage daily and weekly leasing reports.
  4. Be proactive in initiating Lease renewals 6 months prior to Lease Expiry or Critical Date.
  5. Maintain an up-to-date database for the current portfolio and lease details to secure early Lease renewals.
  6. Maintain awareness of new strategic developments within each Trade Zone.
  7. Maintain relationships with various Landlords and owners.
  8. Minimize property cost inflation for Restaurants portfolio and deliver reduced costs to the business.
  9. Monitor all property costs and charges and challenge where appropriate (incl. Rent, Rates, Service Charge, Insurance, dilapidations claims); instruct specialist consultants to negotiate optimum settlements.
  10. Build a strong and reliable profile for each store including but not limited to (Land deed, owner ID, Electricity Bill, Water Bill, Official layout, etc.).
  11. Deliver cost-effective disposal of closed/surplus stores (in line with market conditions).
  12. Agree on strategy & encourage best practices for effective negotiation.
  13. Identify and deliver store optimization such as internal or external carve outs.
  14. Identify and close non-utilized assets.
  15. Return unutilized space to Landlord.

Knowledge and Skills Required:

  1. Experience 8-10 years post-grad experience preferred with multi-unit development.
  2. Very high professional integrity with confidence and consistency.
  3. Steadfast in opinions/able to deal with conflict / experienced Landlords.
  4. Process-driven with broad commercial acumen and determination.
  5. Demonstrate excellent customer service and negotiation skills.
