Job Title: Property Portfolio Manager

A highly skilled professional with 8-10 years of experience in property management, ideally with a background in multi-unit development.

About the Role:

This is an exciting opportunity to leverage your expertise in property negotiation, strategic planning, and team leadership to drive business growth and success. The successful candidate will be responsible for meeting landlords, negotiating deals, assessing store performance, and managing the renewal process to ensure financial viability.

The ideal candidate will possess excellent customer service and negotiation skills, with a proven track record of minimizing property cost inflation and delivering reduced costs to the business.

  1. Prepare and obtain approvals for renewal paperwork;
  2. Liaise with internal teams, including lease administration, finance, and legal to facilitate a smooth renewal process;
  3. Manage daily and weekly leasing reports;
  4. Proactively initiate lease renewals six months prior to lease expiry or critical dates;
  5. Maintain up-to-date databases for current portfolios and lease details to secure early lease renewals;
  6. Stay informed about new strategic developments within each trade zone;
  7. Nurture relationships with various landlords and owners;
  8. Minimize property cost inflation and deliver reduced costs to the business;
  9. Monitor property costs and charges, challenging where necessary (including rent, rates, service charge, insurance, and dilapidations claims);
  10. Instruct specialist consultants to negotiate optimum settlements;
  11. Build strong and reliable profiles for each store (including land deeds, owner IDs, electricity bills, water bills, official layouts, etc.);
  12. Deliver cost-effective disposal of closed/surplus stores (aligned with market conditions);
  13. Agree on strategy and encourage best practices for effective negotiation;
  14. Identify and deliver store optimization opportunities such as internal or external carve-outs;
  15. Close non-utilized assets;
  16. Return unutilized space to the landlord.
About You:

We are seeking a highly skilled and experienced property portfolio manager who can provide strategic leadership and direction to our team. The successful candidate will have a strong background in property management, preferably with experience in multi-unit development. They will be a process-driven individual with broad commercial acumen and determination, possessing very high professional integrity, confidence, and consistency.

Requirements:
  • At least 8-10 years of post-grad experience in property management;
  • Experience in multi-unit development is highly preferred;
  • Excellent customer service and negotiation skills;
  • Ability to work effectively with internal teams and stakeholders;
  • Strong analytical and problem-solving skills;
  • Ability to maintain confidentiality and handle sensitive information;
  • Willingness to learn and adapt to changing situations;
  • Highly organized and able to prioritize tasks effectively;
  • Excellent communication and interpersonal skills;
  • Results-oriented with a focus on achieving business objectives.
