* Establish and implement policies and procedures for the departments under his direct supervision.
- Oversee the maintenance and continuous operation of all the entities (LTC - RFM - CH & Lagoon - TRC) including but not limited to: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, generators, primary switch gear), cabling (data and voice, broad band), critical environments, light construction (painting, doors, locks), digital systems (fire alarm, card access, radio systems, CCTV), and Audio/Visual services. Utilize staff and contracting with outside vendors as necessary.
- Manages and coordinates the administrative and operational Staff, systems and activities that ensure optimal functioning and maintenance of the properties.
- Supervise and manage engineers and maintenance staff, including hiring, training and personal development, in coordination with the Corporate Facility Manager.
- Undertake emergency and planned maintenance and repairs within capability: respond effectively and maintain a log of such works.
- Maintain all equipment, tools and plant in a safe and good condition; liaising with external suppliers and services where necessary.
- Prepares and implements preventive maintenance schedules and submit to the Corporate Facility Manager for approval.
- To ensure appropriate staffing levels and deployment of staff in all premises related departments.
- Anticipates issues, prioritizes and plans the team for a proper action plan and ensure that they are completed within set deadlines.
- To draw up maintenance schedules and set routine programs of work for cleaning staff, premises and grounds maintenance staff to ensure consistently high standards of hygiene, cleanliness, upkeep and safety of all buildings and premises.
- Organizes departmental meetings to regularly update colleagues and resolve issues as a preventive measure to possible problems and conflicts.
- Identify the maintenance objectives of the facilities and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
- Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
- Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operations. of the building infrastructure. Responsible for alerting management of building discrepancies (snags and defects).
- Assist in the development of a Capital plan which would include planning for infra-structure upgrades, equipment replacements and building modifications to ensure the building future capabilities are maintained whenever needed.
- Responsible for ensuring that major all the projects performed in our premises at the buildings are properly planned, executed and closed out in accordance with standard industry practices.
- Maintain all infrastructure and compliance documentation for the buildings including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance.
- Responsible for overseeing the activities of contractors works in our properties. within the buildings either as representatives of the building itself or tenants operating within the buildings.
- Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building critical functions and the work they are to perform, including an incident contact response list.
- Hands on knowledge on maintenance of Plant equipment; breakdown, preventive and predictive maintenance - like Sewage Treatment Plant (STP), RO Plants, chillier will be an added advantage.
- To carry out any other reasonable duties and responsibilities as assigned.
