Senior Property Manager

Key Responsibilities:

  1. Negotiate lease agreements with landlords, ensuring financial viability by assessing store performance and managing the renewal process.
  2. Prepare necessary paperwork for renewals and obtain required approvals from relevant teams.
  3. Liaise with internal teams, finance, and legal departments to facilitate smooth lease renewal processes.
  4. Manage daily and weekly leasing reports to track progress and identify areas for improvement.
  5. Initiate lease renewals six months prior to lease expiry or critical date to secure favorable terms.
  6. Maintain an up-to-date database of current portfolio and lease details to facilitate early lease renewals and minimize costs.
  7. Stay informed about new strategic developments within each trade zone to make informed decisions.
  8. BUILD AND MAINTAIN STRATEGIC RELATIONSHIPS WITH LANDLORDS AND PROPERTY OWNERS TO SECURE FAVORABLE TERMS.
  9. Minimize property cost inflation for restaurants portfolio and deliver reduced costs to the business by monitoring and challenging property costs and charges.
  10. Collaborate with specialist consultants to negotiate optimal settlements for rent, rates, service charge, insurance, and dilapidations claims.
  11. Develop a strong profile for each store, including essential documents such as land deed, owner ID, electricity bill, water bill, official layout, etc.
  12. Deliver cost-effective disposal of closed/surplus stores in line with market conditions.
  13. Work with the team to agree on strategies and encourage best practices for effective negotiation and lease management.
  14. Identify opportunities for store optimization, such as internal or external carve outs, and deliver results that drive value.
  15. CLOSE UNUTILIZED ASSETS EFFECTIVELY AND RETURN UNUSED SPACE TO THE LANDLORD WHEN REQUIRED.

Requirements:

  • A minimum of 8-10 years of post-graduate experience in multi-unit development, preferably with a strong background in real estate and commercial property management.
  • A high level of professional integrity, confidence, and consistency in decision-making.
  • Able to navigate conflicts and negotiate effectively with experienced landlords and property owners.
  • Process-driven individual with broad commercial acumen and determination to achieve results.
  • Excellent customer service and negotiation skills are essential for success in this role.
